QUESTION: Bill & Serge, we just had our home repainted last year. However, the paint is cracked and peeling at most of the caulked joints. Why is this?

ANSWER: The exterior envelope of any home is like it's armor and needs to be of high priority on your maintenance checklist. The problem you're experiencing could be a one or both of the following reasons:
  • the home was painted before allowing sufficient time for the caulking to dry and/or
  • the caulking used was the wrong product
Here's the solution: If the caulking didn't sufficiently dry before the house was painted, you may just need to touch-up the affected areas or repaint the house. If the wrong caulking was used in the first place--such as a silicone caulk which repels paint--it will have to be thoroughly removed and re-caulked with the right product before repainting.
